Repairs To Make Before Selling Your Home

So you’re ready to put your home on the market and to you, everything looks great. Unfortunately, much of the wear and tear on your home becomes unnoticeable when it is something you see everyday. While you may not think about the one light switch that doesn’t work or the chipping paint in the guest bedroom, now is the time to take a step back and look at your home with fresh eyes. When you decide to sell your home, the first thing you should do is make any repairs you can to save yourself money in the long run. Here are a few repairs to cross off so you can get the best deal for your home!

1. Paint Your Walls

Re-painting the rooms that need a fresh face is the cheapest way to update the appearance of your home. Consider using light, neutral colors to appeal to a broader group of buyers. If the room is too dark or has chipped or dirty paint, make it look brand new with a coat of paint. 

2. Make Minor Kitchen Repairs

Even if your kitchen isn’t large and spacious, a full renovation might not make sense financially. If your agent doesn’t advise you towards a renovation, consider making minor repairs instead. Paint what needs painted and install new fixtures where necessary. If your appliances aren’t operating properly or are in awful shape, you will need to replace them.

3. Update Your Bathroom

The first priority is making sure your bathroom looks clean. If the toilet looks old, replace the seat to give it a fresh new appearance. Replace any tiles that may be missing, clean the grout, and remove old wallpaper that may still remain. This is a room you should consider painting if need be to make it appear bright and clean.

4. Fix The Exterior

The outside of your home is the first thing buyers will see, so it is important that it looks good. Touch up the yard with sod as needed, remove any junk that may be in the yard, and make sure your fencing doesn’t have any missing parts or boards. Mow your grass and consider renting a power washer to make your siding look brand new. 

5. Maximize Lighting

The goal is to maximize light so you can maximize the appearance of space. Light does a great job of making rooms look larger than they are. Update your fixtures, ensure that your windows appear clean and new, and add mirrors across from light sources to reflect even more light. 

6. Ensure Functionality

Potential buyers are going to want everything to work. Do a full walk through of your home, checking all light switches, doorknobs, and locks. Repair or replace anything that doesn't work as it should. The less issues that arise during the buyer's home inspection, the better chance of you maximizing your profit during the sale.

If you’ve never purchased a house before, you may have no idea where to begin when preparing to become a homeowner. You may be on the fence about buying, or you may feel like you are ready to buy a home today. Either way, these tips can help anyone feel a little more prepared for their first home purchase!

MONEY IS KEY

It is easy to begin scrolling through beautiful homes on the market without considering your budget. Sale postings can be all over your social media feeds, tempting you to just take a peek. While looking can be fun and exciting, you should prepare financially before you start eyeing any homes. It is much better to know what your price range is so you don’t fall in love with a house you just can’t afford (for now!)

MAKING A LIST, CHECKING IT TWICE

While you need to be realistic and recognize that you likely are not going to find a home with every single thing you wish to have in a house, making a list of the things that are a priority for you (room count, big backyard, master walk-in closet, etc.) will help you to make sure you’re only looking at houses that will fit your wants and needs.

PHOTOS DON’T TELL THE WHOLE PICTURE

It is easy to fall in love with a home after seeing the listing photos. These perfectly lit, well-staged photos show off houses in their best light, but that doesn’t mean you are getting the whole story. Listing photos are a great place to start, as they will help you to narrow down your options. Unfortunately, there are home traits that may not be portrayed well in photos, whether it be low ceilings, a drafty build, or anything in between.  Once you’ve made a short list of the homes that appear to be a fit for you, always do a home tour

THAT GUT-FEELING

If you walk into a house and it feels like home, trust your gut. There is no better way to know if you should buy a home than seeing how you feel when you walk through the front door. Your home purchase will probably be one of, if not the largest, purchase you’ve made in your life so far. Pictures can only do so much, and nothing can help you decide whether or not a house is made for you better than getting inside it!

The Catch You Shouldn't Fall For

With the growth of online tools, companies are quickly building products to serve the real estate community. After all, it’s a lucrative industry, home buying and selling will always be a thing - even if it does slow down, and companies around the world are diving in to make as much money off consumers as possible.

What are they selling? The ease. The ease of buying or selling a home online. The catch? You actually don’t benefit from these online quick-sale services. In fact, you could find yourself out of tens-of-thousands in cost difference. If you’re in the market to buy or sell, and are considering foregoing a real estate agent for an online service, be sure you read the fine print. You’ll often times find that you aren’t benefiting at all. Will they buy your home upfront to resale, so you don’t have to worry about the headache? Sure, but you may have been able to get $50,000 more for your house using a Realtor. Can you see and purchase your dream home through said services and “save” on agent commissions? Sure, but you’ll probably be overpaying for the home anyway.

The real estate industry is heavily regulated for licensed professionals to ensure the consumer is always getting the best representation for the best savings. These online services don’t require regulation and licensing, therefore, they can get away with fine print “scams.”

Be sure you do your research. A Realtor is there to make YOU the most money. Quick online services are focused on making their business the most money - not focused on how much you can sell your home for or how much you can save when you buy. Licensed professionals exist for a reason, be sure you don’t lose more than you can afford to by using a gimmicky online service that dubs buying and selling an “easy” process. Any good agent will make the process easy, minus general lending issues that may arise.

While you’re fussing over your bills, did you realize you’re making your landlord rich? Rentals are the most lucrative business to get into. It turns ordinary people into multi-millionaires. The next time you’re afraid of committing to a mortgage, keep in mind that you’ve already committed to paying off the mortgage of someone else - every single month you rent. The only time home buying doesn’t make sense is if you’re still living with your parents rent-free. Or you prefer to live out of an R.V. or tent. But if you prefer to live in a home, or a condo, it always makes the most sense to buy.

Stop making your landlord rich and start building your own net worth. You can still enjoy owning a home - even if you don’t intend to stay in an area for long. You can always resell your home, most often for more money than you put in, or turn it into a lucrative side business by hiring a property management company to rent it out on your behalf. Whatever you decide, don’t be afraid of a mortgage commitment - you’re paying one regardless. Now ask yourself, do you want to make yourself money or make your landlord money?

They are the pool of buyers that waited out the summer frenzy to find their perfect home in the fall, and you don't want to miss these buyers! They are ready to make a move, today! And selling in a slower period does not equate to less money. That's a misconception that home owners have based on untrue data that floats around. With the right agent, and your home being priced correctly, you can get a great deal selling your home during the fall season and might actually prefer it. Here are the top 3 benefits to listing during the fall season.

1. Serious Buyers - Let's be honest, if buyers are out during the busy season, looking for homes, they are serious and ready to buy. Although the summer brings in a large crowd, that crowd contains a lot of people that are excited by the season, and fall into the "trend" of house hunting. Home Buying Myths

Although the internet can be a great resource for a variety of information, a lot of that information is incorrect. One of the most important and expensive decisions in your life, home buying, tends to circulate a lot of misinformation. Most of that misinformation is in regards to how much of a down payment you need or what your credit score needs to be. Let's go over the real facts about buying a home and knock those myths out, so they don't hinder your ability to purchase!  

CREDIT SCORES

Though it may come as a surprise, you don't need a perfect credit score to purchase a home. Traditional bank lenders will work with credit scores as low as 640, but your agent can also get you connected with local lenders that accept credit scores as low as 580. Although there are other required stipulations to qualify for the loan, you don't need a perfect score in the 700's or 800's to get approved for a mortgage. 

DOWN PAYMENTS

You don't have to sell an arm and a leg to be able to purchase your dream house. There is a huge misconception that you need to pay a minimum of 20% down to buy. That information is outdated. These days, there a large variety of loan programs that only need an average of 3-5% down. Based on your income or military status, you may even qualify for mortgage programs that require 0% down. Although you'll expect to pay an additional 3% in closing costs, which is separate from the down payment, this is still significantly less that 20% of the purchase price. If you're in a buyer's market, you may even be able to negotatie for the closing costs to be covered by the sellers.

Be sure to connect with a local real estate agent to ensure you have the right facts. Don't let online myths persuade you into thinking you can't qualify or afford to buy a home. There are a variety of programs to help you get into your dream house. Since these vary by county to county, and state to state, it's imperative to call your agent and let them fill you in on the facts.
